Frequently asked questions

What is real estate asset management?

Real estate asset management is the strategic oversight of an investment property or portfolio with the goal of maximizing long-term return. It covers operational performance, capital improvements, vendor management, financial reporting, and acquisition or disposition decisions — the layer above day-to-day property management.

How is asset management different from property management?

Property management handles day-to-day operations: tenants, rent, repairs. Asset management makes the strategic calls above that layer — when to renovate, when to refinance, when to sell, how to allocate capital across the portfolio. XCORP offers both, and the asset management layer becomes more valuable as portfolios grow past three or four properties.

Do I need asset management for a single property?

Usually no. Single properties are best served by standard property management. Asset management adds clear value once you own multiple properties or a higher-value asset where capital decisions (refinancing, major renovation, 1031 exchange) materially affect returns. XCORP advises owners on the right service level during onboarding.

What reporting do you provide?

XCORP delivers monthly performance dashboards covering occupancy, rent collected, expenses, NOI, cap rate, and year-over-year trends per property. Quarterly portfolio reviews cover capital plans, vendor performance, and market positioning. Year-end packages are tax-ready and exportable for your CPA.

Can you help me grow my portfolio?

Yes. XCORP works with our owners on acquisition analysis — underwriting potential purchases, projecting NOI and cash-on-cash returns, and reviewing inspection findings. We don't sell real estate, so our recommendations are aligned only with portfolio outcomes, not transaction commissions.

Do you handle capital projects and renovations?

Yes. XCORP scopes capital projects, sources bids from vetted South Florida contractors, manages the timeline and budget on the owner's behalf, and reports against the plan. Most common projects are unit refreshes between long-term tenants and pre-listing renovations for short-term rental conversion.
