Frequently asked questions

What does a long-term rental management company do?

A long-term rental management company handles every aspect of a residential lease on the owner's behalf — marketing the property, screening applicants, drafting and signing the lease, collecting rent, coordinating maintenance, and managing renewals or move-outs. XCORP provides all of these services for properties across Miami and South Florida.

How do you screen tenants?

XCORP runs a multi-step screening process on every applicant: credit check, criminal background check, eviction history, employment verification, and income confirmation (typically 3x monthly rent). We also verify two prior landlord references. This screening directly determines on-time payment rates and tenancy length.

What is the typical management fee?

Long-term rental management in Miami typically costs 8% to 12% of monthly rent collected, plus a one-time leasing fee equal to half a month's rent when a new tenant moves in. XCORP's exact pricing depends on the property type and whether you bundle maintenance coordination.

How quickly can you find a tenant?

Most XCORP rentals lease within 14 to 30 days of listing when priced correctly. We market through the MLS, Zillow, Apartments.com, and our own owner network simultaneously. Pricing is the strongest determinant of speed — we provide a rent comp analysis before listing.

Who handles maintenance and repairs?

XCORP coordinates all maintenance through a vetted network of South Florida contractors — plumbers, electricians, HVAC, handymen, and general contractors. Owners set a pre-approval threshold (commonly $300) below which we dispatch repairs without asking; above it, we get owner approval first.

What happens if a tenant stops paying rent?

XCORP follows Florida's three-day notice procedure under Chapter 83 of the Florida Statutes. If rent isn't paid after notice, we initiate eviction with a partner attorney. Strong upfront screening keeps eviction rare — fewer than 1% of properly screened tenants reach this stage.
